Have had Spartan Property Management for a few years now and would not recommend any other company in the Fort Bragg area. The whole team is wonderful to work with but I must mention Carlos Garrido, the maintenance director. I couldn't appreciate his ability to stay on top of projects more. Have had multiple management companies since 2011 between NC and WA, I can say I have absolutely not come across a management company as great as this one. What does Spartan charge for management?
Our fee is a flat 10% of what we collect. That covers everything. No setup fees, no lease renewal fees, no eviction fees. Some companies charge $3,000 for an eviction alone. We charge zero.
I tried a property manager before and it did not work. Why would this be different?
We hear that more than anything. Here's the difference. We're a local Moore County team that's been managing properties here for eight years. We know what each neighborhood rents for, how to screen tenants the right way, and we actually keep you in the loop at every step. You can walk in and talk to the person managing your property.
How do you screen tenants?
Full background checks and income verification on every applicant. In seven-plus years and 220 properties, we've only had five evictions total. Most companies deal with evictions regularly. We almost never do because we're picky about who goes in your home.
I just got PCS orders. Can you help?
That's exactly what our team was built for. We step in immediately, handle the transition, get the property re-listed, and manage everything while you're gone. You don't have to think about it.
I live out of state. How do I know what's happening at my property?
We inspect every property four times a year. Photos inside and out, sent to you. Clogged gutters, missing shingles, unauthorized pets. We catch problems early so they don't become expensive later.
Is 10% worth it when I could manage it myself?
Add up the vacant months, the rent you're leaving on the table, the repairs you miss, and the time you spend on it. Many of our owners end up with more money in their pocket even after our management fee.
What if I already have a tenant?
Nothing changes for them on day one. We handle the lease transfer and set everything up under our name. Your tenant won't skip a beat.
How do you handle maintenance and repairs?
We've worked with the same local vendors for 8+ years. We know who to call for what, and because our vendors know we bring them consistent work, we get better rates on repairs than you'd find on your own. You see every invoice, and there are no surprises.
What kind of accounting do you provide?
At year end, we send your accountant a full report. Every expense, every repair, every payment in one place. No chasing receipts at tax time. You also have access to your owner portal anytime.
What areas do you cover?
We manage properties across Moore County, including Southern Pines, Pinehurst, Aberdeen, and surrounding areas within a 20-25 mile radius of our office.
Do you charge extra for evictions?
No. If an eviction is needed, it's included in our management fee. We don't profit from problems. Most managers charge $2,000-3,000 per eviction. We charge nothing extra.
How fast can you fill a vacancy?
We came from a sales brokerage, so we treat every listing like we're selling the home. Professional photos, detailed write-ups, full amenity list. Our pipeline of incoming military families means we can often fill units before they go vacant.
What happens when a tenant breaks the lease for PCS?
Military tenants can break leases under the SCRA with 30-45 days notice. We know this cycle inside and out. We start marketing the property immediately and use our pipeline of incoming military families to minimize vacancy.
What if my property needs work before it's rent-ready?
We'll tell you exactly what needs to happen and get quotes from our vendor network. No guessing, no surprises. We've helped owners catch up on deferred maintenance before it became a bigger problem.
Can I use my property for personal time?
Yes. It's your property. Block off dates anytime. Just give us notice so we can plan around it.

About Spartan Property Management

Why We Started Spartan

Birche Meese spent 21 years in the Army as a Special Operations fixed-wing and helicopter pilot. The company is named after the C-27J Spartan - the Italian-made cargo plane, one of only seven in Army Special Operations Command, and the last aircraft he flew before retiring.

He and Damara started Spartan Property Management in 2018 with a simple idea: Moore County property owners deserved a management team that knew every property by address, every owner by name, and every neighborhood down to the street. As a military family themselves, they understand the PCS cycle firsthand - the short-notice moves, the stress of leaving a property behind, and what it takes to keep things running from across the country.
